Local Home Sales in MBTS, Essex Top $5.2 million in July

Manchester recorded eight “arms-length” residential sales in July while Essex saw five, according to records filed with the Southern Essex County Registry of Deeds

Manchester's residential real estate market continued to post seven-figure sales in July, led by a $5.2 million transfer of a home on Bridge Street, while Essex's largest residential sale reached $820,300, according to deeds recorded with the Southern Essex County Registry of Deeds.

In Manchester, 14 deeds were recorded during the month, including eight arms-length sales of improved residential properties.  Those transactions produced a median sale price of $1,812,500.  The month's highest residential sale was 159 Bridge St., which sold for $5.2 million, while the lowest arms-length residential sale was Unit 2 at 18 Bennett St., which changed hands for $515,000.

Manchester’s monthly total nearly matched June's total while the median residential sale price declined to $1.25 million from $1.81 million a month earlier.  The change, however, likely reflects the mix of homes sold during the month rather than a broad shift in the local market.

Meanwhile, Essex recorded 12 deeds during the same period, including five qualifying residential sales.  The median sale price for those transactions was $820,300.  The highest residential sale was 7 Main St., Lot 1, which sold for $820,300, while the lowest qualifying sale was 18 Forest Ave., which sold for $579,000.

Compared to June residential sales in Essex, the July figures are largely the same, while the median sale price fell from $1.23 million to $820,300.  This is because July’s numbers included several sales below $1 million and no transactions approached June's $3.65 million sale on Eastern Avenue.

The roundup of sales data for the month includes every deed recorded for Manchester and Essex between July 1 and July 31, 2026, based on records maintained by the Southern Essex County Registry of Deeds.  In addition to open-market (a.k.a., “arm’s length”) home sales, the listings include trust transfers, related-party conveyances, land transactions and other deeds that became part of the public record during the reporting period.

Median sale prices are calculated using only the arms-length property sales, while transfers involving trusts, family members or other related parties, as well as vacant lots, land-only conveyances, commercial properties and other transactions are excluded from the calculation.
