Property Tax Deferral

Clause 41A-Tax Deferral for Seniors

Did you know that you may be able to defer part of your property taxes? To qualify you must be 65 or older, have owned or lived in your home for 10 years, and your income must be below the Circuit Breaker Credit limits. (Currently $61,000 single or $92,000 married).  It is important to note that this program does not eliminate a tax obligation like an exemption does.  It defers payment until the eligible homeowner no longer owns the home, as when it is sold, transferred to a trust or the homeowner passes away.  At that point, the deferred taxes plus accrued interest must be repaid. Important to note interest rates increase once the homeowner no longer owns the home.  If you would like more information, contact the Council on Aging or the Essex Board of Assessors.
